Landlord maintenance in Fulham during a tenancy

End of tenancy repairs
The gap between tenancies is usually short, and that is when most of the wear shows. Walls have marks and fixing holes, a kitchen cupboard door has dropped, the silicone around the bath has gone black, and a curtain pole has pulled out of the plaster.
Our handyman works through a check out list or an inventory report and get the property back into shape. Doing it all in one visit keeps the empty time down.

Electrical safety checks in rented homes
In England, landlords must have the electrical installation inspected and tested at least every 5 years by a qualified and competent person. The usual report is called an EICR, which stands for Electrical Installation Condition Report.
A copy goes to existing tenants within 28 days of the inspection, to new tenants before they move in, and to the council within 7 days if it asks. If the report finds faults coded C1 or C2, or asks for further investigation, that work must be done within 28 days or sooner if the report says so.
We arrange the inspection and any remedial work through registered electricians. Our handyman does not carry out the inspection itself.
Smoke and carbon monoxide alarms
Landlords in England must make sure there is at least one smoke alarm on each storey that has a room used as living accommodation, which has been a legal requirement in the private rented sector since 2015. Since 1/10/2022, a carbon monoxide alarm has also been needed in any room used as living accommodation that has a fixed combustion appliance, such as a gas boiler or a wood burner. Gas cookers are not included in that rule.
Alarms must be checked and working on the day a new tenancy starts, and landlords must repair or replace an alarm once they are told it is faulty. We can test alarms at check in, fit new battery alarms and keep a note for your records. Mains wired alarms are electrical work, so they are fitted by an electrician, which we arrange.
Gas safety checks
Landlords with gas appliances need a gas safety check every year by a Gas Safe registered engineer. HSE guidance says tenants get a copy of the record within 28 days of the check, new tenants get it before moving in, and you keep records for at least two years.
We do not do gas work. Gas safety checks and any gas repairs are done by a Gas Safe registered engineer. We will arrange this for you.
Mansion blocks and converted flats
Many rental flats in Fulham sit in mansion blocks or in houses split into two or three flats. Leaks between flats, shared entrances and access through communal areas all need a bit of planning. How quickly must EICR faults be fixed?
Within 28 days of the inspection, or sooner if the report gives a shorter time. Then the tenants and the council need written confirmation that the work is done.
Can you check the alarms on move in day?
Yes. The law says alarms must be checked as working on the day a new tenancy begins, so many landlords book this alongside other check in jobs.
